But with new launches flooding the District 9 market (think of the River Green, Zyon Grand, Promenade Peak etc), does this development stand out enough to warrant your attention—and your money ?

In this review, I (tried my best lah, with the limited information now) to dissect the development from every angle: the architectural promise, the investment logic, and the reality of living in Singapore’s riverine heart.

River Modern sits on a prime 99-year leasehold site (commencing from February 13, 2025) that GuocoLand secured with a confident bid of $627.8 million, translating to a land rate of $1,420 psf ppr.

For seasoned investors, the developer's name alone is a significant draw. GuocoLand has built a reputation for "botanic luxury"—creating resort-style sanctuaries that feel removed from the city, despite being right in the middle of it. River Modern appears to follow this blueprint.

This orientation is critical; in a dense district like River Valley, unblocked views are a premium commodity that protects resale value.

At 540 sqft, this is a compact, high-efficiency unit. With 39% of the development dedicated to 2-bedders, GuocoLand is clearly targeting the expat rental market. These units will likely offer the lowest quantum (entry price), making them attractive for investors seeking yield. The lack of a second bathroom is a trade-off for a lower price point, which works fine for single expat tenants or couples. This one is definitely for rental purposes lah.

The Family Sweet Spot: 3-Bedroom

The 3-Bedroom units (46% of total) are the core product here. Ranging from 800 to 1,100 sqft, these are efficient layouts. In the current market, finding a 3-bedder under 1,000 sqft in D9 is essential for keeping the total quantum manageable (likely between $2.5M - $3.2M range depending on floor).

The Luxury Tier: 4-Bedroom with Private Lift

Only 15% of units are 4-bedders. These span 1,450 to 1,800 sqft and come with private lift access. This scarcity is a smart move. Note on Carparking: There are 70% residential carpark lots. This is not 1-to-1. While typical for direct-MRT projects, buyers of the 4-bedroom units should clarify if they are guaranteed a lot.

With a breakeven of roughly $2,400 psf, we can expect launch prices to average around $2,800 - $3,200 psf.

  • ❌ Leasehold: It is 99-year leasehold, unlike the older freehold condos in the area (e.g., The AvenirMartin Modern). However, the entry price will be significantly lower than freehold peers, offering better rental yields.

Final Thoughts

If you are looking for a "trophy asset" that balances high rental demand with the lifestyle of a resort, River Modern is the project to watch in 2025. It effectively replaces the need for a car with its MRT integration while offering the soul-soothing views of the Singapore River.

For the investor, the 2-Bedroom unit is the yield play. For the family, the 3-Bedroom facing the river is the forever home.
