Welcome to my little attempt at a review of the highly anticipated Lyndenwoods new launch, a groundbreaking residential project nestled within Singapore’s Science Park. This development marks a significant shift in how city-fringe living is perceived, as it introduces the first-ever condominium within a bustling research and development hub. It is like trying to live within the place you work 😃
This review is based on the various developers information to agents as well as my visit to the show flat.
Developed by CapitaLand and designed by the renowned ADP architects, Lyndenwoods promises a blend of innovative design, prime location, and lifestyle-centric facilities.
In this review, I will try to explore everything from project facts, location benefits, unit layouts, pricing, and facilities, to the future transformation potential of the area. Whether you’re an investor, a first-time homebuyer, or someone looking for a strategic property purchase, this little overview will help you understand why Lyndenwoods is generating so much buzz in Singapore’s property scene.

🏢 Project Overview and Facts
Lyndenwoods is a unique development positioned within Singapore Science Park, an area traditionally known for its commercial and research activities rather than residential living. So it is an attempt (just like in One North area) to bring Work-Live-Play-Learn environment.
This project is offering 343 residential units spread across two residential towers. The lease tenure is a 99-year lease starting from 2025, with an expected TOP (Temporary Occupation Permit) in 2029.

The unit mix primarily caters to a range of buyers, with a strong emphasis on two-bedroom units. Out of the total 343 units, 229 are two-bedroom types, including 137 two-bedroom compact units starting from approximately 630 square feet and then 92 two-bedroom-plus-study units starting from 850 square feet.
There are also three-bedroom units from 1,000 square feet, and premium three-bedroom-plus-guest units starting from 1,200 square feet.
The largest units are four-bedroom premium apartments beginning at 1,600 square feet, complete with a private lift for added exclusivity.

There are 243 carpark lots. So that means 243/343 is 70.85% of units have parking lots. This is good, right.. now I am keen to know how many are EV lots though... information coming soon for my Tesla and BYD buyers 🤩
It’s important to note that Lyndenwoods is a non-harmonisation development. This means that the total square footage includes air-conditioning ledges in the calculation, which is slightly different from post-harmonisation developments where these ledges are excluded. Buyers should keep this in mind when comparing sizes and prices with other projects.
The demand outlook is positive, given the scarcity of residential options within Science Park (there are NONE at the moment !) and the growing trend of integrating living and working spaces (so that we, the new generation, can just walk to work in our Crocs and Bermudas and maybe Uniqlo white top... 😊).
The area’s long-term master plan also hints at further development, which should enhance the value proposition (you know the buzzwords of Greater Southern Waterfront).

Location is a standout selling point for Lyndenwoods. Situated right within Singapore Science Park, residents will enjoy unmatched proximity to major research institutions, offices, and healthcare facilities such as the National University Hospital (NUH). The site is conveniently connected via a sheltered linkway to Kent Ridge MRT station, making commuting straightforward for both work and leisure.
In fact, it is just SIX MINUTES walk....

The surrounding area is undergoing significant transformation, with government master plans gradually introducing more residential zoning within this traditionally commercial district. An adjacent plot previously designated for non-residential use has been rezoned, indicating potential for further development and increasing the attractiveness of this location.
The Science Park location also benefits from a rich ecosystem of work, play, and research spaces. The area is home to many Grade A offices, R&D centres, and educational institutions, which together create a strong rental demand. Two bedrooms are good for rental tenants working there 😀
For professionals who happen to be also working in these hubs, living within walking distance is a huge convenience, right 😼

Despite being nestled within a research park, Lyndenwoods does not compromise on lifestyle. The development boasts a full suite of facilities aimed at modern living and wellness. At its heart is a 50-meter infinity lap pool—a rare find for a development in this area—offering residents a serene space to unwind.
Sports enthusiasts will appreciate the inclusion of both a tennis court and a pickleball court. Pickleball is gaining popularity as a modern alternative to badminton, providing a fresh recreational option for residents. Alongside these, there are well-equipped gyms, barbecue pavilions, and multiple function rooms, ensuring spaces for social gatherings and fitness.

Residents also benefit from excellent educational options nearby, including Fairfield Methodist Primary and Secondary Schools, as well as prestigious junior colleges like Anglo-Chinese Junior College (ACJC). For families planning long-term, this creates a seamless educational journey from primary school to university, especially with the proximity of the National University of Singapore (NUS).
And never forget that this area is also foot steps away from hiking trails and park connectors ! I love to hike around Kent Ridge Park area too...

To fully understand Lyndenwoods’ market position, it is helpful to compare it with neighboring developments. Bloomsbury Residences, located just across the AYE, is a recent launch with post-harmonisation unit sizes and prices starting at around $1.7 million for two-bedroom units. However, Bloomsbury’s lack of MRT proximity is a drawback for some buyers.
Other nearby developments include The Hill at One North and One North Eden, both established projects with good access to MRT and amenities. The Hill at One North, in particular, is well-positioned but is further from the MRT compared to Lyndenwoods.
Pricing for Lyndenwoods is expected to be competitive, with estimates around $2,006 to $2,008 per square foot (psf) for three-bedroom units, factoring in the non-harmonisation measurement that includes air-conditioning ledges. This could translate to a quantum close to $3 million for a three-bedroom compact unit, which is a key consideration for buyers balancing affordability and size.
🏠 Unit Layouts and Design Flexibility
Two-Bedroom + Study Units
The two-bedroom plus study layout offers excellent flexibility, making it a strong contender for owner-occupiers or small families. Starting from 850 square feet, these units feature bathrooms with windows, a rare and desirable feature for natural ventilation and daylight. The study area is cleverly positioned without structural walls, allowing for customization such as converting it into a dry kitchen, a storage room, or an extended master bedroom.

The corner units, which house these two-bedroom-plus-study layouts, enjoy dual aspects, with some facing the AYE expressway. While this may introduce some traffic noise, the unobstructed views and longer sightlines can be appealing for those prioritizing openness and natural light.
Three-Bedroom Premium Units
The three-bedroom premium units are more spacious, starting from around 1,020 square feet. The layout is unique compared to typical three-bedroom condos, with bedrooms distributed on different sides of the unit to maximize privacy and views. The master bedroom features a walk-in wardrobe leading to the master bath, optimizing space efficiency.
Additional flexibility is offered by the guest room, which can double as a study or workstation. The living and dining areas open onto a balcony extending across multiple rooms, creating a spacious and functional social space.

One limitation is the fixed kitchen location, meaning no structural changes can be made to expand or relocate it. However, the inclusion of a home shelter tucked away from the main living spaces is a practical addition.
Four-Bedroom Premium Units
The largest units, starting from 1,600 square feet, come with the luxury of a private lift lobby. The open-concept kitchen, dining, and living areas provide a grand space ideal for entertaining guests and family gatherings. Features like an island counter and sliding doors enhance both functionality and aesthetics.
The four-bedroom layout includes a grand master bedroom with generous walking space and a junior master with an en-suite bathroom, suitable for multi-generational living. The other two bedrooms face different directions, offering varied views and natural lighting.

Interestingly, the helper’s room and yard are separated from the main kitchen area, a design choice that differs from many other developments and provides additional privacy and flexibility.
🌟 Final Thoughts... If I May..
Lyndenwoods represents a step in Singapore’s latest urban development, bringing residential living to an area traditionally reserved for work and research. Its strategic location, comprehensive facilities, and thoughtfully designed units make it a compelling choice for owner-occupiers, professionals working nearby, and investors looking for long-term growth.
The flexible layouts, especially the two-bedroom-plus-study and premium three-bedroom units, offer excellent adaptability for different lifestyles.
